Local Floor Problems
Scarborough Hardwood Refinishing Problems Between Tenants
Tenant move-out wear on 1950s and 60s rental bungalow oak
A tenant leaves at month-end, the oak in the living room is grey in the traffic lanes, and the next lease starts in a few days.
Why it happens here: Scarborough's population roughly sextupled between 1951 and 1971, so a large share of today's rental bungalows still have that era's solid red oak, worn by decades of turnovers.
Our fix: If the finish is intact, a screen and recoat over a weekend gets the unit leasable. If the lanes are worn to bare wood, we schedule a full dustless sand between tenants.
-
Humidity swings
GTA air runs from humid summers to dry, heated winters. Boards swell, then shrink, leaving cupping near exterior walls and gaps beside heat sources.
Our fix: Moisture reading first, then board replacement and feather-sanding where needed
-
Winter salt and grit
Boots carry salt across entries and kitchens all winter. The finish in those lanes usually breaks down within 3-4 winters.
Our fix: Screen and recoat while the finish is still intact
-
Floors already sanded before
Older oak and engineered veneers have limited wood left. An aggressive sand can expose tongues or the engineered core.
Our fix: Thickness check at a vent before any quote

Local Know-How
Postwar Oak and Rental Turnovers: Local Know-How
Scarborough grew faster than almost anywhere in Canada after the war: from 56,292 people in 1951 to 334,310 in 1971. The bungalows built in Bendale, Wexford and Guildwood in that boom usually still have solid red oak with plenty of wood left.
Many of those homes are now rentals, so much of our work here is between tenants. A screen and recoat at $2-$3/sq ft keeps a unit leasable, and a full sand is saved for floors worn through to bare wood.
Basements are the other common call. Vinyl plank suits below-grade rooms where solid hardwood would move with the seasons.
Bungalow Oak in Guildwood, Cliffside and Wexford
Most bungalows built here in the 1950s and 60s have solid 3/4in red oak strip with plenty of wearable wood left, because they have rarely been sanded more than once. Guildwood and Cliffside homes near the Bluffs often have original floors in excellent shape under decades of wax or ambered varnish. A full dustless sand with a 36/60/100 grit progression on the Lagler Trio takes them back to fresh wood.
Rental basements are a different story. Below-grade spaces in Scarborough Village and Bendale are the wrong place for solid hardwood, so we install waterproof LVP over a levelled subfloor at $5-$12/sq ft installed, as we did on a 450 sq ft Bendale basement suite that was ready for its tenant on schedule.
Weekend Turnovers Between Tenants
Work here is often time-boxed by a lease date. Our crews reach Bendale, Wexford and Agincourt quickly via the 401 and Kingston Road, and most bungalows have driveway parking for the sander trailer. For rental turnovers we can start Friday evening, screen and recoat or fully sand on Saturday, and have the unit ready for showings by Monday.
That is exactly what happened on an 850 sq ft Bendale rental: tenant out Friday, floors refreshed over the weekend, unit back on the market Monday. Landlords and property managers get COIs within 24 hours, Net-30 invoicing and bulk-unit pricing from $3/sq ft for portfolio contracts.
Lake Breezes, Basements and Winter Wear
Homes near the Scarborough Bluffs see damp spring air and wide humidity swings, which shows up as mild cupping on main floors above unheated crawl spaces. We moisture-test before sanding and will not sand cupped boards until they flatten. In winter, salt from Lawrence and Eglinton avenue sidewalks grinds through entry finishes, and a recoat every 3-5 years keeps rentals looking new.

Got Questions?
Hardwood Questions From Scarborough Owners
Can you turn over a Scarborough rental in a weekend?
Yes. An 850 sq ft Bendale rental was refreshed over one weekend and relisted on Monday. Screen and recoat jobs are one day; full sands on similar units usually need two to three days.
Recoat or full sand between tenants?
Recoat if the finish is intact and only dull or lightly scratched. If the wood has greyed in traffic lanes or has deep gouges, a full sand at $3-$5/sq ft is the right call. We test adhesion before recommending either.
Do you offer multi-unit pricing?
Yes. Multi-unit work starts from $3/sq ft, and annual tenant-turnover contracts run $15K-$80K with Net-30 terms and COIs in 24 hours.
Can you refinish Guildwood and Cliffside bungalow oak?
Yes. Guildwood and Cliffside filled in during the postwar boom, when Scarborough grew from 56,292 people in 1951 to over 200,000 by 1961, and most of that 1950s oak still has plenty of wood left. We check the thickness at a vent and sand with a 3-grit progression before three coats of Bona Traffic HD.
Do you install vinyl in Scarborough basements?
Yes. Waterproof LVP is the right choice below grade and costs $5-$12/sq ft installed, including subfloor levelling and a moisture barrier.
