New Towns and Lakeshore Heritage: Local Know-How
Mississauga is two different floor markets. Erin Mills, built as a planned new town from the early 1970s, and Meadowvale have newer homes where owners replace builder-grade engineered with solid oak or a pattern.
Along the lake, Port Credit and Mineola have older solid floors. Meadowvale Village became Ontario's first heritage district in 1980 and Old Port Credit followed in 2004, so original boards are worth refinishing rather than tearing out.
Pearson averages about 114.5 cm of snow a year, and the salt that follows wears the finish in front halls first. A recoat each few winters keeps that in check.
New Builds in Erin Mills, Older Homes in Port Credit
Erin Mills and Meadowvale homes built in the 1990s-2010s usually came with builder-grade engineered or laminate on the main floor. Owners upgrade to solid white oak, wide plank or patterns. In one Erin Mills new build we installed a white oak herringbone entry and living room for a real wow-factor first impression. Installed cost runs $7-$18/sq ft, plus $2-$4 for patterns.
Port Credit, Mineola and Streetsville have older solid oak and maple that refinish well with dustless sanding and custom stain. In Lorne Park we replaced builder-grade flooring in an estate living room with premium wide-plank walnut in a matte finish. Builder engineered floors can be refinished only when the wear layer is 2mm or more, and many are thinner, so we check first.
