Markham Hardwood Refinishing Problems in Old and New Homes
Soft original pine in Unionville and Markham Village heritage homes
Your century home has original pine or oak floors with gaps, nail heads and old finish, and you are afraid a heavy sander will ruin them.
Why it happens here: Unionville and Markham Village are two of Markham's four heritage districts, and their 19th-century houses hold soft original boards that have been sanded before.
Our fix: We measure thickness first, set raised nails and sand with a planetary machine at gentle grits, then test stain on your own boards before the dustless refinish.
-
Humidity swings
GTA air runs from humid summers to dry, heated winters. Boards swell, then shrink, leaving cupping near exterior walls and gaps beside heat sources.
Our fix: Moisture reading first, then board replacement and feather-sanding where needed
-
Winter salt and grit
Boots carry salt across entries and kitchens all winter. The finish in those lanes usually breaks down within 3-4 winters.
Our fix: Screen and recoat while the finish is still intact
-
Floors already sanded before
Older oak and engineered veneers have limited wood left. An aggressive sand can expose tongues or the engineered core.
Our fix: Thickness check at a vent before any quote

Local Know-How
Heritage Districts and New Urbanist Homes: Local Know-How
Markham holds four heritage districts, including Unionville and Markham Village. Their century homes often have original pine and oak that is softer and thinner than modern flooring.
A few kilometres away, Cornell was planned as a new urbanist community from 1997, with townhomes, semis and detached homes. Those floors are mostly engineered, and owners often add a chevron or herringbone foyer.
We treat the two very differently: gentle planetary sanding for heritage boards, and a wear-layer check before any engineered refinish.
Unionville Heritage Floors and Newer Subdivisions
Homes in the Unionville Heritage Conservation District and around Main Street Markham Village often have original pine or oak floors that are soft, uneven or previously sanded. We check thickness, set nails and sand with a planetary machine for a gentle, even cut.
Cornell, Cathedraltown and Berczy Village subdivisions bring engineered floors and owners who want pattern upgrades. We install chevron and herringbone at a $2-$4/sq ft premium and refinish engineered floors only when the wear layer is 2mm or more.
Thornhill (Markham) and older parts of Unionville have 1970s-80s centre-hall homes with solid red oak and carpeted staircases. A full sand removes the orange tone that oil-based finishes left behind, and a stair recap at $100-$200 per step ties the hallway together. Berczy Village and Cornell homes often combine engineered main floors with hardwood stairs that are worn on the nosings first.
Reaching Unionville and Cornell via the 404 and 407
Our crews use the 404 and Highway 7, with Berczy Village and Cathedraltown also a short drive from the 407. Most homes have driveway parking. We measure within 2-3 days and quote in writing within 24 hours.
Unionville Main Street and the Markham Village heritage area have tight streets and limited parking, so we plan equipment drop-off and parking in advance and note any costs on the written quote.
Heritage Pine and Seasonal Gaps
Old pine floors move more than oak, so seasonal gaps in Unionville homes are normal through winter. We refinish in spring or fall where possible and recommend steady indoor humidity of 35-45%.

Got Questions?
Common Markham Hardwood Questions
Can you refinish Unionville heritage floors?
Yes, after a thickness check. We use a planetary sander for a gentle cut on old pine and oak and hand-detail the edges.
Do you install chevron in Cornell homes?
Yes. Chevron adds $2-$4/sq ft to the installed price and 1-2 days per 500 sq ft.
Can Cathedraltown engineered floors be sanded?
Yes, when the wear layer is at least 2mm; we check at a vent or transition first. Cathedraltown and Cornell, which began construction in 1997, mostly have engineered floors, and thinner veneers get a one-day screen and recoat instead of a sand.
Do you serve all of Markham?
Yes. Markham has four heritage districts, Thornhill, Markham Village, Buttonville and Unionville, and we work in all of them as well as newer areas such as Berczy Village, Cornell and Cathedraltown.
How fast can you quote in Markham?
Within 24 hours of the on-site measure, which we book within 2-3 days.
