Local Floor Problems
Hardwood Refinishing Problems in Downtown Toronto Condos and Victorians
Fitting a condo refinish inside the Noise By-law window
Your King West or Liberty Village board approves the job but only gives you weekday daytime slots, and the engineered floor may be too thin for a heavy sand.
Why it happens here: Toronto bans audible construction noise on weekday evenings and all day Sunday, and most towers built since 2000 have engineered oak with a 1-4mm veneer.
Our fix: We measure the veneer first, run every sanding pass inside the permitted hours, then use quieter evening windows for coating where the corporation allows it. Our engineered hardwood refinishing plan sets that schedule in writing.
-
Humidity swings
GTA air runs from humid summers to dry, heated winters. Boards swell, then shrink, leaving cupping near exterior walls and gaps beside heat sources.
Our fix: Moisture reading first, then board replacement and feather-sanding where needed
-
Winter salt and grit
Boots carry salt across entries and kitchens all winter. The finish in those lanes usually breaks down within 3-4 winters.
Our fix: Screen and recoat while the finish is still intact
-
Floors already sanded before
Older oak and engineered veneers have limited wood left. An aggressive sand can expose tongues or the engineered core.
Our fix: Thickness check at a vent before any quote

Local Know-How
Condo Rules and Victorian Oak: Local Know-How
Downtown splits into two very different jobs. Condo towers along King West, Liberty Village and Queens Quay mostly have engineered oak, while Cabbagetown, The Annex and Rosedale hold brick Victorians with original strip oak that has often been sanded before.
That split shapes every quote. Condo work runs on board approval, freight elevators and the City's construction-noise hours, so we book the loud work for weekday daytime. Heritage work runs on wood thickness, so we pull a vent cover and measure before we promise anything.
About 121.5 cm of snow falls downtown in an average winter, and the salt that follows it wears grey lanes into lobby-to-kitchen paths. Catching that with a one-day recoat keeps the full sand years away.
From 1880s Annex Victorians to Liberty Village Engineered Lofts
Most downtown condos built since 2000 have engineered oak with a top veneer between 1mm and 4mm. We check it at a vent or transition before quoting. If it is 2mm or thicker, we refinish with a light-grit 80/100/120 progression on the Lagler Trio. If it is thinner, we recommend a screen and recoat instead of risking core exposure.
The other half of downtown is heritage housing. Rosedale semis, Annex Victorians and Cabbagetown row houses often have 2.25in red or white oak, sometimes pine, laid in the 1880s-1920s. These floors have usually been sanded once or twice already, so we measure remaining thickness above the tongue and sand with a planetary machine rather than an aggressive drum. Trinity Bellwoods and Yorkville homes frequently need colour changes, from orange-toned oak to modern walnut or natural matte tones, which we test with on-site stain patches before committing.
Condo Logistics, Loading Docks and Noise By-law Hours Downtown
Downtown jobs are won or lost on logistics. Before a King West or Liberty Village condo job, we send your management office a certificate of insurance naming the condominium corporation within 24 hours, book the freight elevator and confirm loading dock times. Sanding and coating stay inside the hours allowed by City of Toronto Noise By-law Chapter 591 and your building rules, and we can schedule after-hours work where the corporation allows it.
Parking on Bathurst, Spadina, King and Queen is tight, so we book a loading bay or paid parking ahead of time and show that cost as a line on your written quote. Nothing gets added on the day. For Harbourfront towers along Queens Quay we plan around elevator reservations and lobby protection, and our water-based Bona Traffic HD keeps odour low for neighbours sharing your hallway.
Downtown Humidity, Radiators and Winter Salt
Older downtown homes heated by radiators see the biggest humidity swings in the city: bone-dry boards in February and swollen ones in August. That is why many Annex and Cabbagetown floors show gaps beside radiators and cupping near exterior walls. We read moisture content with a pin-type meter before any sanding and schedule full refinishes for spring and fall when possible. Condos are more stable, but salt and grit tracked in from King and Queen streets wear through entry finishes in 3-4 winters, which is where a one-day screen and recoat earns its keep.

Customer Reviews
What Local Customers Say
5.0-star customer satisfaction across 500+ GTA hardwood projects. Initials and neighbourhood only, at our customers' request.
"1,200 sq ft Rosedale red oak in 3 days, zero dust on furniture upstairs, finish looked brand-new. Family back day 4."
"Three companies refused engineered. These guys measured wear layer depth, said yes, finish is pristine."
"Liberty Village condo with engineered oak that two other contractors would not quote. The crew checked the wear layer at the transition, confirmed 3mm, and booked the freight elevator with our management office. Low smell, done in two days, board had the COI the next morning."
"We wanted to go from orange red oak to a dark walnut tone. They laid out four test patches on the actual floor, water popped the grain and the final colour is even from wall to wall. 850 sq ft, three days, no blotching."
"Our Victorian in Cabbagetown had floors nobody had touched since the 1970s: black stains near the radiators, old nails proud of the surface and layers of ambered finish. They checked the remaining thickness at a floor vent before quoting, set the nails, replaced four boards with salvaged oak and sanded with the lighter planetary machine instead of a drum. The Festool extractors meant our upstairs bedrooms stayed clean. Three coats of water-based finish and the floors look like 1890 again, only better. Worth every dollar of the written quote."
"My son has bad dust allergies so I almost skipped refinishing. The HEPA extractors were hooked to every sander and the water-based finish had almost no smell. He was back home after 48 hours with zero reaction. 520 sq ft condo, two days."
"We own an Annex triplex and wanted a matte, natural look on 1,500 sq ft of original white oak without a plastic-looking film. They recommended a hardwax oil, explained the maintenance honestly and showed us how spot repairs work between tenants. The grain looks incredible in daylight and the units rented within a week of the refinish. Scheduling around three tenants was handled without a single complaint, and the per-sq-ft quote did not move."

Got Questions?
Downtown Toronto Hardwood Refinishing Questions
Can you refinish floors in a King West or Liberty Village condo?
Yes. We handle the condo corporation approval paperwork, send a COI within 24 hours, book the freight elevator and use low-VOC water-based finishes. Engineered floors are refinished only after we confirm a 2mm or thicker wear layer. A King West engineered condo floor we refinished came in at $3,200.
Do you work after hours downtown?
Yes, within your building rules and the City's Noise By-law, which bans audible construction noise after 7 p.m. on weekdays, before 9 a.m. or after 7 p.m. on Saturdays, and all day Sunday. Sanding is the loud part, so it runs inside those hours, and we use quieter evening windows for coating where your corporation allows it.
Can you restore Annex and Cabbagetown Victorian floors?
Yes, after checking remaining thickness at a floor vent. Many Victorian floors have been sanded before, so we use a gentle planetary machine, set raised nails, replace split boards with salvaged oak and finish with three coats of water-based finish.
Where do you park on downtown jobs?
We book a loading dock or paid parking near your building before the job starts and include that cost as a separate line on your written quote, so there are no surprises on the invoice.
How much is refinishing a 700 sq ft downtown condo?
Roughly $2,800-$5,600 for engineered hardwood at $4-$8/sq ft, depending on the wear layer, stain and repairs. If the veneer is too thin to sand, a screen and recoat at $2-$3/sq ft brings it to about $1,400-$2,100.
