## What Is Hardwood Floor Sanding and Refinishing in Toronto?

Hardwood floor sanding in Toronto means taking a worn floor back to bare wood and building a brand-new finish on top. It is the right fix when the finish has worn through in traffic lanes, the wood has greyed, scratches go deeper than the finish, or you want a different colour. A screen and recoat cannot do any of those things.

Every job starts the same way. We read moisture content with a pin-type moisture meter, because sanding a floor that is still swollen from summer humidity or a leak locks in problems. We pull a floor vent to see how much wood is left above the tongue. Then we test the old finish so we know what we are sanding through.

Sanding follows the NWFA Sand and Finish Guidelines. We use a 3-grit progression: 36 grit to cut through the old finish and level the boards, 60 grit to remove the 36-grit scratch, and 100 grit to refine the surface for stain or finish. The main field is sanded with the Lagler Trio, a planetary machine that is far less likely to leave the drum sander chatter marks and dips you see on floors done by rushed crews. The perimeter is sanded with a Clarke American edger, and corners, closets and stair landings are hand-detailed. Every one of those machines is connected to Festool HEPA extraction.

## Which Finishes Do We Use?

Our default is water-based. **Bona Traffic HD** is a two-component, commercial-grade finish rated for heavy traffic. It cures in 24 hours, stays under 50 g/L VOC and remains clear on white oak and maple instead of yellowing. **Loba 2K Supra** is our other workhorse, with a slightly different sheen range and excellent chemical resistance in kitchens.

Some owners want the warmer amber glow of oil-based polyurethane, especially on heritage red oak in Rosedale and The Annex. We apply Minwax Super Fast-Dry, Varathane or DuraSeal on request. Expect 48-72 hours of cure time and more odour.

For a matte, natural look that you can spot repair, we apply **Rubio Monocoat** hardwax oil. It bonds to the top fibres of the wood in a single coat and is popular with Annex and Leaside owners who want the floor to look like wood rather than plastic.

## How Does Custom Stain Matching Work?

Colour is where most

Toronto hardwood refinishing

jobs succeed or fail. After the final 100-grit pass, we water pop the floor: a light, even dampening that opens the grain so stain absorbs consistently. Then we lay out test patches with Bona DriFast or Minwax stains on your actual boards, in your actual light. You choose, and we stain the room in one continuous session to avoid lap marks.

Red oak has a pink-orange undertone, so cool greige tones need a careful blend. White oak takes natural, brown and smoked looks evenly. Maple blotches with dark stain, so we use a conditioner or steer you toward lighter tones. If you are matching new stair treads or a patched area, we stain them in the same session as the floor.

## How Much Does Hardwood Floor Refinishing Cost in Toronto?

Our published range is $3-$5 per sq ft for a standard refinish: sand, optional stain and 3 coats of finish. That is all-in. Dustless HEPA sanding is not an extra.

| Floor size | Typical price range | Typical timeline |
| --- | --- | --- |
| 500 sq ft condo or main room | $1,500-$2,500 | 2 days |
| 1,000 sq ft main floor | $3,000-$5,000 | 3 days |
| 1,500 sq ft main floor | $4,500-$7,500 | 4 days |
| 2,000 sq ft two levels | $6,000-$10,000 | 4-5 days |

What moves the price within that range:

- **Condition.** Deep pet damage, black water stains and heavy wax build-up need more sanding and sometimes board replacement.
- **Stain vs natural.** A natural finish saves the stain step; a dramatic colour change on maple may need conditioner and extra time.
- **Finish type.** Hardwax oil and premium two-component finishes cost more than single-component poly.
- **Repairs.** Board replacement, dutchman repairs and water damage typically add $600-$3,000.
- **Access.** Condo freight elevators, loading docks and paid parking are listed as separate lines.

Use the cost calculator below for a quick estimate, then book a measure for the written per-sq-ft quote.

## When Do You Need a Full Sand Instead of a Recoat?

A quick test: put a few drops of water on the most worn lane. If they bead, the finish is still sealing the wood and a

screen and recoat

[/services/screen-and-recoat/ →](/services/screen-and-recoat/)

at $2-$3/sq ft may be enough. If the water soaks in and darkens the boards, the finish is gone and you need a full sand.

You also need a full sand if:

- The wood has turned grey or black in traffic lanes or near doors.
- Scratches and dents go through the finish into the wood.
- You want a different stain colour.
- Boards are cupped, crowned or have been replaced and need levelling.
- An old waxed or oil-soap finish will not accept a recoat.

## Why Do Toronto Floors Wear Out Faster?

Three forces work on Toronto hardwood. Summer humidity runs 75-85% RH and winter drops to 20-30%, so boards swell and shrink, which leads to cupping, crowning and seasonal gaps. Winter salt and grit grind through polyurethane in entry and kitchen lanes within 3-4 winters. And the city’s heritage housing stock, from Rosedale to Leaside, has floors that have been sanded before and need a lighter touch. We plan every refinish around those three things, and we tell you how to protect the new finish once we leave.

## DIY Rental Sander or Professional Refinishing?

Rental drum sanders are the number one cause of ruined floors we are asked to fix. A drum sander that pauses for a second gouges a dip, and on a heritage floor with only 3mm of wood left that dip may be permanent. Rental machines also lack HEPA extraction, so fine oak dust ends up in every room and duct. By the time you add rental fees, paper, finish and a lost weekend or two, the savings are small and the risk is high. Our crews sand dozens of floors a month on calibrated equipment and back every job with a written warranty.

Customer Reviews

## What Customers Say About Our Floor Refinishing

5.0-star customer satisfaction across 500+ GTA hardwood projects. Initials and neighbourhood only, at our customers' request.

> "1,200 sq ft Rosedale red oak in 3 days, zero dust on furniture upstairs, finish looked brand-new. Family back day 4."

D.M., Rosedale$4,200

> "Seamless tenant-turnover refinish on our North York triplex. Coordinated directly with our property manager and provided the COI within 3 hours. All three units were ready for showings the following Monday, and the Net-30 invoicing made accounting easy."

S.T., Willowdale$3,400

> "A slow leak under our fridge cupped six boards in the kitchen. They let the subfloor dry, checked it with a moisture meter, replaced only the damaged boards and feather-sanded the whole room so the colour blends. We kept our original 1930s oak, which was the whole point. The repair line is invisible, even in afternoon light."

H.N., Riverdale$4,800

> "We wanted to go from orange red oak to a dark walnut tone. They laid out four test patches on the actual floor, water popped the grain and the final colour is even from wall to wall. 850 sq ft, three days, no blotching."

L.C., Trinity Bellwoods$3,900

> "Our Victorian in Cabbagetown had floors nobody had touched since the 1970s: black stains near the radiators, old nails proud of the surface and layers of ambered finish. They checked the remaining thickness at a floor vent before quoting, set the nails, replaced four boards with salvaged oak and sanded with the lighter planetary machine instead of a drum. The Festool extractors meant our upstairs bedrooms stayed clean. Three coats of water-based finish and the floors look like 1890 again, only better. Worth every dollar of the written quote."

R.T., Cabbagetown$5,600

> "We own an Annex triplex and wanted a matte, natural look on 1,500 sq ft of original white oak without a plastic-looking film. They recommended a hardwax oil, explained the maintenance honestly and showed us how spot repairs work between tenants. The grain looks incredible in daylight and the units rented within a week of the refinish. Scheduling around three tenants was handled without a single complaint, and the per-sq-ft quote did not move."

## Floor Refinishing FAQs

Straight answers about hardwood floor sanding and refinishing in Toronto and the GTA.

How much does hardwood floor sanding and refinishing cost in Toronto?+

Standard refinishing (sand + 3 coats of Bona Traffic HD) costs $3-$5 per sq ft in Toronto. The full range is $2-$7 per sq ft. A light sand and buff on a sound floor runs $2-$4, while heavy repairs, pet stains or a dark stain on maple push a job toward $7. For a typical 1,000 sq ft main floor that means roughly $3,000-$5,000. Your written quote lists the sanding, stain, finish and any board repairs as separate lines, so you can see exactly where the money goes. Recent example: a 1,200 sq ft Rosedale heritage semi in red oak came in at $4,200 and took 3 days.

How long does hardwood floor refinishing take?+

A 1,000 sq ft floor takes about 3 days and a 1,500 sq ft floor about 4 days. Day one is sanding: three passes on the Lagler Trio at 36, 60 and 100 grit, edging with the Clarke American edger and hand-detailing in corners. Day two is water popping and stain, or the first coats if you are going natural. The remaining coats follow with intercoat abrasion between each. You can walk on the floor in socks 24 hours after the last coat, bring pets and kids back at 48 hours, and move furniture back by day 7 when the finish has fully cured. Engineered floors add about one day.

Is your hardwood floor sanding really dustless?+

It is as close as sanding gets. Every machine, from the Lagler Trio to the edger and Festool palm sanders, is connected to Festool HEPA extractors that capture 99.97% of particles. You may see a light film right next to the work area, but not the haze that a traditional drum sander leaves through a house. Dustless sanding is included in our $3-$5/sq ft rate, not an upsell.

Can you change the colour of my oak floor?+

Yes. A full sand to bare wood is the only way to change colour properly. Red oak has a pink-orange undertone, so greige and grey stains need careful testing, and white oak takes modern natural and brown tones evenly. We water pop the grain so the stain absorbs evenly, then lay out test patches on your actual floor in good daylight. You approve the colour before we stain the room. A Trinity Bellwoods client moved 850 sq ft from orange red oak to dark walnut with no blotching.

How many times can my floor be sanded?+

Most 3/4in solid hardwood has about 6-7mm of wood above the tongue when new, and each careful sanding removes roughly 0.5-1mm. Many 1920s-1940s Toronto floors still have 3-5mm of wearable thickness, enough for several more sandings. We check at a floor vent before quoting. If a floor has been drum sanded aggressively in the past and is close to the tongue, we tell you and suggest a screen and recoat or targeted board replacement instead.

Water-based or oil-based finish?+

We default to water-based Bona Traffic HD or Loba 2K Supra: 24-hour cure, under 50 g/L VOC, stays clear on white oak and maple, and is pet-safe at 48 hours. Oil-based poly such as Minwax Super Fast-Dry, Varathane or DuraSeal gives a deeper amber glow that some owners love on heritage red oak, but it takes 48-72 hours to cure and has more odour. Rubio Monocoat hardwax oil gives a matte, in-the-wood look that can be spot repaired.

Do I have to move out?+

Usually not for the whole job. The rooms being sanded and coated are off-limits, and most families stay elsewhere for the 1-2 coating days because of the drying time and to keep pets off wet finish. With water-based finishes the odour is low, and pets and kids can return 48 hours after the final coat.

Can you fix gaps, cupping and damaged boards during a refinish?+

Yes. Cupped boards from humidity or a leak are left to dry and checked with a moisture meter before sanding. Badly damaged or pet-stained boards are cut out and replaced with matching species, sometimes salvaged oak for heritage homes. Seasonal gaps that close in summer are left alone; persistent gaps can be filled. Water damage repairs typically run $600-$3,000.

What species do you refinish?+

Red oak, white oak, hard maple, walnut, hickory, ash, birch, Brazilian cherry (jatoba) and heritage pine. Maple is dense and blotchy with dark stains, so we use a conditioner or recommend natural tones. Brazilian cherry darkens naturally with light, which we explain before sanding.

What happens to my furniture?+

Clear the rooms of small items and valuables. We can move standard furniture into adjoining rooms as part of the job; pianos, safes and heavy cabinets are quoted separately. Put felt pads on every leg before furniture goes back on day 7.

Do you guarantee the work?+

Yes. Every refinish carries a 5-year workmanship warranty. We are an NWFA Certified Installer with $2M liability insurance and WSIB coverage, and we can send a COI within 24 hours.

Can you refinish just one room?+

Yes, though matching an old finish in an adjoining room is never perfect. We usually recommend finishing to a natural break such as a doorway or threshold so the transition looks intentional.
