## What Is Engineered Hardwood Refinishing in Toronto?

Engineered

hardwood refinishing in Toronto

[/ →](/)

is a specialist job, which is why many contractors refuse it. An engineered board is a layer of real hardwood, the wear layer or top veneer, glued over a plywood core. Sand through that veneer and you expose the core, which cannot be stained to match. The board is ruined.

So we start by measuring, not sanding. At a floor vent, a transition strip or the edge of a stair nosing, we measure the hardwood above the core. We also check how the veneer was cut. A **sawn-cut veneer** looks and sands like solid wood. A **rotary-peel veneer** is sliced off the log like paper from a roll, shows a wide, plywood-like grain and can tear or behave unpredictably if sanded aggressively.

If the veneer is 2mm or thicker, we refinish it. If it is thinner, we tell you plainly and recommend a

screen and recoat

[/services/screen-and-recoat/ →](/services/screen-and-recoat/)

 instead.

## How Is It Different From Refinishing Solid Hardwood?

| Step | Solid hardwood | Engineered hardwood |
| --- | --- | --- |
| First grit | 36 grit | 80 grit |
| Grit progression | 36 / 60 / 100 | 80 / 100 / 120 |
| Machine | Lagler Trio + edger | Lagler Trio + light edging |
| Wood removed | About 0.5-1mm | A fraction of a millimetre |
| Colour change | Easy | Only on thicker veneers |
| Price | $3-$5/sq ft | $4-$8/sq ft |
| Timeline | 1,000 sq ft in 3 days | About 1 day longer |

The light-grit progression removes the old finish and the shallowest scratches, then refines the surface for a new finish. Deep gouges that go well into the veneer may not come out completely, and we point those out before we start.

## Wear Layer Guide: Can Yours Be Refinished?

- **Under 1mm.** Not sandable. Screen and recoat only.
- **1-2mm.** Usually not sandable safely. Screen and recoat recommended.
- **2-3mm.** One careful light-grit refinish, staying close to the current colour.
- **3-4mm.** One or two refinishes; colour changes often possible.
- **4mm and up.** Two or three refinishes over the floor’s life.

## How Much Does Engineered Hardwood Refinishing Cost in Toronto?

Our range is $4-$8 per sq ft. For a 700 sq ft downtown condo that is roughly $2,800-$5,600, depending on the wear layer, whether you want stain and how many repairs are needed. If the veneer is too thin, the screen and recoat fallback at $2-$3 per sq ft costs about $1,400-$2,100 for the same space. The wear-layer check is included in the free measure.

## Condo Refinishing: What We Handle

Most engineered floors we refinish are in condos in King West, Liberty Village, Harbourfront, the Entertainment District, Humber Bay and Mimico. Condo jobs come with rules, and we handle them:

- **Corporation approval.** Product data sheets and scope of work for the management office.
- **Certificate of insurance.** A COI naming the condominium corporation, delivered within 24 hours.
- **Freight elevator and loading dock.** Booked in advance, with padded protection for the cab and hallways.
- **Noise rules.** Sanding inside the hours permitted by City of Toronto Noise By-law Chapter 591 and your building’s own rules.
- **Low odour.** Water-based Bona Traffic HD under 50 g/L VOC, so the neighbours barely notice.

A Liberty Village owner with engineered oak that two other contractors would not quote had the wear layer checked at a transition (3mm), the freight elevator booked with management and the floor finished in two days. A King West owner said three companies refused their floor; we measured the wear layer, said yes, and the finish came out pristine.

## When Is It Time to Replace Instead?

If the veneer is under 1mm, boards are delaminating across large areas, or the floor has already been sanded close to the core, refinishing is no longer the right answer. In that case we quote replacement through our

hardwood floor installation service

[/services/hardwood-floor-installation/ →](/services/hardwood-floor-installation/)

, with a thicker sawn-cut engineered product that can be refinished again in the future. Every engineered refinish uses our

dustless sanding process

 as standard.

Why Us

## Why Choose Us for Engineered Refinishing in Toronto?

### We measure, then decide

No guessing. The wear layer is measured before we quote, and you get a yes or no with the reason.

### Light-grit only

No 36-grit on engineered. An 80/100/120 progression removes the finish, not your veneer.

### Planetary, not drum

The Lagler Trio cuts evenly and avoids the gouges a drum sander can leave through a thin veneer.

### Condo-ready

COI in 24 hours, freight elevator bookings, Noise By-law Chapter 591 hours and low-odour finishes.

### Honest fallback

If the veneer is too thin, we say so and recommend a screen and recoat instead of risking core exposure.

### Proven where others say no

Three companies refused a King West engineered floor. We measured, said yes, and the finish came out pristine.

Got Questions?

## Engineered Refinishing FAQs

Straight answers about engineered hardwood refinishing in Toronto and the GTA.

Can engineered hardwood be refinished?+

Yes, if the top wood layer (the wear layer or veneer) is 2mm or thicker. We measure it at a floor vent, transition strip or stair nosing before quoting. With 2mm or more, we sand with a light 80/100/120 grit progression that removes the old finish and shallow scratches without cutting through to the plywood core. With less than 2mm, we recommend a screen and recoat, which refreshes the finish without sanding into the wood. Most Toronto companies simply refuse engineered floors. We would rather measure and give you a straight answer.

How much does engineered hardwood refinishing cost in Toronto?+

Engineered hardwood refinishing costs $4-$8 per sq ft in Toronto, a little more than solid because of the lighter, slower grit progression and the extra care around the veneer. A 700 sq ft downtown condo typically runs $2,800-$5,600. If the veneer is too thin to sand, a screen and recoat at $2-$3 per sq ft brings the same condo to about $1,400-$2,100. Condo logistics such as loading dock time are listed as separate lines.

How do you measure the wear layer?+

We remove a floor register or look at an exposed edge at a transition, threshold or stair nosing, and measure the hardwood above the core. We also check whether the veneer is sawn-cut, which sands like solid wood, or rotary-peel, which shows a plywood-like grain and can behave unpredictably when sanded.

How many times can engineered hardwood be sanded?+

Roughly: a 2mm wear layer allows one light refinish, 3mm allows one or two, and 4mm or more can handle two or three over its life. Each light-grit refinish removes a fraction of a millimetre when done carefully.

What happens if a veneer is sanded through?+

Sanding through exposes the plywood core, which cannot be stained to match and usually means replacing those boards. That is exactly why we measure first, use only light grits and use a planetary machine instead of a drum sander.

Can you refinish my condo floor?+

Yes. Condos are a big part of our engineered work in King West, Liberty Village, Harbourfront and Humber Bay. We handle the corporation's approval paperwork, send a COI within 24 hours, book the freight elevator and stay inside the hours allowed by City of Toronto Noise By-law Chapter 591 and your building rules.

Can I change the colour of engineered hardwood?+

On veneers of 3mm or more, often yes, after a light sand to fresh wood. On 2mm veneers we usually recommend staying close to the existing colour, because stain changes need slightly deeper sanding.

How long does it take?+

Most 500-1,000 sq ft condos take 2-3 days, about one day longer than the same area in solid hardwood. You can walk in socks after 24 hours and return furniture by day 7.

Is the finish safe for neighbours and pets?+

We use water-based Bona Traffic HD, which stays under 50 g/L VOC and has low odour, so it is suitable for shared hallways. Pets can return 48 hours after the final coat.

What about delamination or loose boards?+

Boards that are delaminating, hollow or loose are flagged during the measure. Small areas can be reglued or replaced before refinishing. Widespread delamination usually means the floor is near the end of its life.

Is builder-grade engineered worth refinishing?+

Sometimes. Many builder-grade engineered floors in newer GTA subdivisions have veneers under 2mm. In that case a recoat extends their life, and replacement with a thicker product is the long-term answer.

Is the work warrantied?+

Yes, with our 5-year workmanship warranty, $2M liability insurance and WSIB coverage.
